Details, Details, Details: Caulking - Part 2
In the last entry I talked about how important it is to have an EIFS or stucco system properly sealed. Today I want to discuss the importance of the type of sealants that are used on these cladding systems.
A lot of people assume that all caulking is basically the same and performs good no matter how it is installed. The truth is there are numerous types of caulking in the market made for all kinds of different applications. Some are designed for outside, some for inside, some are paintable, some are not paintable, some are fire resistant, some are made for very wet environments, etc.. Also, just like any other products you buy, there are “cheaper” sealants that are less quality in nature versus “expensive” sealants that are of the highest quality.
Another important factor for caulking is how is applied or installed. This will determine how long the caulking will last. Improperly installed sealants will typically fail several years before a properly installed sealant joint.
Other factors to consider are: How flexible is the sealant? Can it handle extreme movements that are typically found around windows or doors? Can the sealant adhere to rough surfaces or smooth surfaces? Will UV rays break down the sealant prematurely?
As you can see, choosing the right sealant is the first step to protecting a building from moisture intrusion. In my next entry I will talk about what types of sealants are used on Stucco & EIFS buildings.
