Myth or Fact: Stucco or EIFS is "Maintenance Free"

Over the years, word has spread that a Stucco or EIFS cladding system is “maintenance free” once it is installed.  This is simply a misconception that is not true.  Even the most well-built car or truck will require some maintenance at some point so that it continues to function properly.  The same holds true with Stucco & EIFS.  Both systems require periodic maintenance so that they continue to function properly.

Compared to other cladding systems (i.e. wood siding, composite siding, brick, etc…) Stucco or EIFS requires less maintenance, but are not”maintenance free”.  Assuming they have been properly installed, periodic maintenance is required to sustain the function and beauty of both Stucco & EIFS.

Here are some of the maintenance items that should be completed on an annual basis:

1. Cleaning:  Dirt will accumulate over time on the finish coat of Stucco or EIFS.  If this is not properly cleaned, it can lead to the finish coat not performing as it should.

2. Visual Inspection:  It is important to visually inspect Stucco or EIFS at least once a year.  The inspection should include looking at sealant joints to see if any are cracking or separating.  Also, EIFS is prone to impact damage or wood pecker damage so it is important to check for holes in the system and repair them promptly.

Around the 10 year mark or so, the finish coat of Stucco or EIFS may have started to discolor or fade, especially on south-facing elevations.  To maintain the integrity of the finish coat, it is recommended to have it painted with either a high quality acrylic (for EIFS) or elastomeric (for Stucco) coating.  This should be completed by a trained Stucco or EIFS contractor that is using coatings that are specifically designed for Stucco or EIFS.
